What La Moraleja is like

La Moraleja is a villa estate in the municipality of Alcobendas, north of Madrid, and over time it has become the best-known residential address in the region. Large plots, tree-lined streets, golf clubs and a concentration of international schools that is hard to find anywhere else in Spain.

For an international family with a high budget, the case is complete: a school a few minutes away, a house with a garden, the airport about eight kilometres off and the A-1 and Arroyo de la Vega business parks almost next door.

The price of that convenience is depending on the car. From the centre of the estate there is no Metro or train within a reasonable walk; the Metro station called La Moraleja is actually in Arroyo de la Vega. If you want a large home with public transport, look at Arturo Soria and Conde de Orgaz or Las Tablas too.

What works in its favor

International schools inside

International College Spain, Runnymede College, the Lycée Français's Saint-Exupéry campus and a King's College site are in or right next to La Moraleja.

Northern jobs next door

The business parks of Arroyo de la Vega and the A-1 are a few minutes' drive away, and Distrito Telefónica is about five kilometres by road.

The airport close by

Terminal 4 is about eight kilometres by road. For anyone who flies every week, it is one of the best-placed residential areas in Madrid.

What to know before moving

• It does not work without a car. From the centre of the estate there is no Metro or train station within a reasonable walk: school buses and cars do all the work.
• We give no price position: SERPAVI only covers flats and almost everything here is a detached house, so the official sample is tiny. Villas rent in a market of their own, far above any flat on this site.
