What Usera is like

Usera is the district most people rule out without ever setting foot in it, and the one that comes up most often when someone asks for both a low price and Madrid city. It sits right on Madrid Río, has two Metro lines, and its average rent is among the lowest in the municipality.

What sets it apart isn't the price, which it shares with Villaverde and parts of Vallecas: it's that the neighborhood has a strong, very lively identity of its own. Madrid's Chinese community settled in Usera thirty years ago, and it shows on the street in a way no travel guide quite captures. Supermarkets stay open late, fruit is cheaper and there's a density of restaurants you won't find in any other outer district.

The weak point is the housing itself. Many buildings date from the 1960s, with small flats and no lift. Filter carefully and see several places before signing, because two doorways on the same street can be very different.

It isn't a tourist curiosity; it's the neighborhood's pantry. Supermarkets, bakeries and restaurants that have been here for decades, at local prices.

Madrid Río on the edge

Eleven kilometres of riverside park, a continuous bike lane and the Matadero arts centre just over the bridge. You can walk across.

Short distances

A compact district: almost everything is under fifteen minutes' walk from a Metro entrance, which you can't say of half the city's outer districts.

What to know before moving

• The housing is old and the flats are small. A spacious two-bedroom is harder to find here than in the southern suburbs.
• Getting to the north of the city almost always means a change. If your life is in Chamartín or Las Tablas, check the real journey times first.

It depends on where you need to be each week and how often. Usera can be an excellent decision or an expensive mistake; your routine makes the difference.
