Living in Tetuán

What Tetuán is like

Tetuán is the exception to the rule that Madrid prices fall with distance from the centre. It's twelve minutes from Sol, and yet as soon as you move two hundred metres away from the Castellana, rents look more like the southern outskirts than like Chamberí, the district next door.

The reason is historical: Tetuán grew up as a settlement along the old road to France, and that pattern of narrow streets and low buildings was never redeveloped. What's a problem for a developer is a rare opportunity for someone looking for a flat: living inside the M-30 ring at outside prices.

If your job is in the north — and a large share of Madrid's young professionals work there — the numbers get even better: AZCA and the Cuatro Torres are walkable from half the district. That's forty minutes a day you don't spend underground.

What works in its favor

Next to the northern job hubs

AZCA, Cuatro Torres and Chamartín are walkable or one stop away. No district has more offices within twenty minutes on foot.

Line 1, direct

No change to Gran Vía, Sol and Atocha, plus line 10 to head south to Príncipe Pío or north towards the city's edge.

Bravo Murillo

A shopping street that runs for kilometres, with markets and shops that have been there for generations. You don't need to leave the neighborhood for anything.

What to know before moving

• Price differences within the district are huge: the area by the Castellana has nothing in common with Ventilla or Valdeacederas. Comparing by district is misleading here.
• The inner streets are narrow, with few trees. You'll feel it in July.

Does Tetuán make sense for you?

It depends on where you need to be each week and how often. Tetuán can be an excellent decision or an expensive mistake; your routine makes the difference.
