What Vicálvaro is like

Vicálvaro was a municipality in its own right until 1951, and it still shows: it has its own square, church and fiestas. Around that old centre, Valdebernardo and Valderribas went up from the 1990s — two planned developments with parks, schools and a Metro line from day one.

That combination is rare. Almost all of Madrid's recent housing is in the suburbs or in the expensive northern developments; here there are flats thirty years old or less, with lifts and parking, inside the municipality and at outer-district prices.

The price you pay is the commute. Line 9 is long and almost any central destination needs a change, so a journey that looks short on the map easily stretches to forty minutes. If your main destination is in the east of the city — IFEMA, Ciudad Lineal, the A-2 corridor — the calculation swings firmly in its favor.

Rey Juan Carlos University has one of its campuses here, with everything that comes with it: shared flats, libraries and student-friendly prices.

Valdebernardo and Valderribas were built in the 1990s and 2000s: flats with lifts, parking and insulation — rare at this price inside Madrid city.

A woodland park of more than a hundred hectares right next to the homes, with a running circuit and real shade in summer.

What to know before moving

• Line 9 means a change for almost any central destination. Journeys to Sol or Atocha take longer than the map suggests.
• The old village centre and the new developments work almost as two separate neighborhoods, with different prices and atmospheres.
